In 2024, a greater increase in works is expected, as well as in the capital gain of those already existing in the real estate sector, highlighted the president of the College of Appraisers of Quintana Roo, Kristian Guillermo Hernández Rendón, during the swearing-in of the board of directors and delivery of 90 credentials to appraisal experts.
“We hope that in 2024 there will be a greater increase unlike 2023 and that the new works, those that have already been completed and those that are yet to be carried out, will favor the capital gains of the city and we will once again reach the first place in increase with up to 20 percent more,” he confided.
With the infrastructure and mobility works currently being carried out in the region, he indicated, the Solidaridad municipality (which includes Playa del Camen, Tulum, and other places highly visited by tourists) has been one of the most benefited places, noted in the increase in property values in a range of 50% to 60%.
“Today in Quintana Roo, and especially in Cancún, we are on the rise due to the issue of the real estate sector, we are once again among the first cities and we are the first state with the greatest increase in the sector, with a 15% increase,” he shared.
In the city of Cancún, the greatest increases in capital gains are found in the center, due to the attractiveness of the land use, as well as the hotel zone because it is priced in dollars. Contrary to the regions that go from López Portillo Avenue to the south, where the capital gain is low and has not increased due to insecurity issues.
In another issue, regarding the reform of the state’s Finance Law, the issue of appraisals is included, which is why they are establishing a dialogue with the competent authorities to clarify doubts and improve processes.
What the law mentions, he specified, is that the appraisals will continue to be carried out by experts and subsequently, the authority must validate them through a system that they are implementing. The law comes into force in April and what remains is to establish the regulations and clarify all the procedures for the process.
“What we are working on with them is a table where average values are determined, from minimum to maximum, to avoid corruption problems,” he stated. Regarding the delivery of credentials, the state registry of state appraisal experts endorsed, accreditations that will empower them to practice the profession, and 90 members received them, of the 170 that make up the registry.
