A new “Country Club” with lakes is planned in Dzibilchaltún

Environmental permits have been requested for another “Country Club” with lakes, this time in Dzibilchaltún. The question is: Does Merida need another Real Estate development of this kind?

A second attempt by an Ejidal company, after a fine from Semarnat and an agrarian dispute.

An Ejidal company requested the federal environmental permit to build a new “Country Club” with a golf course and artificial lakes, now in Dzibilchaltún, a Mérida district that has an archaeological zone under the control of the National Institute of Anthropology and History (INAH) and is located 19.4 km northeast of the Periférico Ring of the state capital.

If authorized, the new real estate development would be next to the Yucatán Country Club, which is located in the Mérida district of Chablekal, began construction in 2005, has several artificial lakes and, according to the 2020 Census, has 2,141 inhabitants and 646 homes, of which 600 are inhabited.

The registration number for the 38938 plan states that the land alone has a cadastral value of $87.5 million.

Now, in its Official Gazette of January 23, 2025, the Ministry of Environment and Natural Resources (Semarnat) of Mexico reports that the Dzibilchaltún Real Estate Company requested permission to carry out the Lagos Dzibilchaltún project in the cadastral plan 38938, which functioned as a materials bank and is located 1.8 km northeast of the town of and archaeological site of Dzibilchaltún.

Dzibilchaltún Real Estate acknowledged that this is the second time it has requested authorization for Lagos Dzibilchaltún because it was unable to build the two lakes within the time frame established in the first permit and because – it reveals – on December 7, 2016, it paid a fine of 250,000 pesos that Semarnat imposed on it for changing the land use on a surface of 27,242 m2, for this project, without having federal authorization.

Lagos Dzibilchaltún will occupy an area of ​​50,000 square meters (m2), which is equivalent to just 1.5% of the 3,250,000 m2 (325 hectares) of the Yucatán Country Club, and will also have a third of the homes of the second. In other words, it will be a David against Goliath.

But like the Yucatán Country Club, Lagos Dzibilchaltún will be urbanized and built little by little, in this case, within 10 years it is intended to provide it with the following:

  • 201 saleable lots (for homes): 212,288.86 m2 (60.65% of the property).
  • Two lakes: 34,521.36 m2 (9.86%).
  • Green areas: 20,562.55 m2 (5.88%).
  • Roads: 72,889.56 m2 (20.83%).
  • Clubhouse: 1,421.56 m2 (0.41%).
  • Paddle court: 446.62 m2 (0.13%).
  • Tennis court: 787.14 m2 (0.22%).
  • Soccer field: 705.86 m2 (0.20%).
  • Clubhouse parking: 923.1 m2 (0.26%).
  • General parking: 2,417.87 m2 (0.69%).
  • Maneuvering yard: 1,104.82 m2 (0.32%).
  • Ruins: 546.36 m2 (0.16%).
  • Walkways: 446.81 m2 (0.13%).
  • Perimeter wall: 937.53 m2 (0.27%).

The complex will also have underground electrical networks (including lighting and small posts) hydraulic and sanitary networks under streets, sidewalks, walkways, parking lots, patios, etc.

However, to build the two lakes, explosives and heavy machinery will be used to level the old banks of materials down to the aquifer, since plank 38938 is located in the geological structure called the Cenote Semicircle.
